Who issues permits
in Highlands County.

The office that issues a permit depends on the property address. Search the authority for that address, then confirm status and documents at its official source.

Step by step

How to search permits in Highlands County.

Start with the office for the property's address. The official portal shows the permit's current status, inspections and documents.

Highlands County eTRAKiT self-service portal

  1. Find the permitting authority

Check whether the address is inside Sebring, which issues its own permits. Otherwise the permit belongs to Highlands County Development Services, Building Division.

  2. Open the official permit search

Open Highlands County eTRAKiT self-service portal, which runs on CentralSquare eTRAKiT. Logged-in public users can view open permits, apply for owner-occupant building and driveway permits, search properties, check application status and request inspections; licensed contractors need a contractor account.

  3. Search by address or permit number

Search with the street address or the permit number where the portal offers those fields, then open the record for its status, inspections and documents.

  4. Ask the office about older records

If a permit is missing online, ask Highlands County Development Services, Building Division (863-402-6643) how to request it. Older permits are not always in online systems.
